This review of Infravest will look into the key terms and features of the firm’s two-series fixed income loan notes offering.

InfraVest Limited is a UK and European property and commercial asset finance provider. They give borrowers short-term loans up to 85% of the asset price. Every loan is backed by real estate or business assets.

Infravest Investment Opportunities

The investments will contribute to the construction of Europe’s largest data center, the East Havering Data Centre. Its carbon-neutral concept includes a 113-hectare natural park and the storage of cloud data and apps for global corporations.

With an aggregated projected cost of 5.7 billion British pounds, the project intends to increase London’s data capacity by 50%. The center is forecast to be completed in Q2 2026.

The facility will also be developed further with 10 million pounds raised through the InfraVest secured note series.

The developer of the center is Digital Reef London Limited, which develops and oversees significant environmentally friendly and digital infrastructure projects in the UK.

The investment has a 24-month term, although the issuer may redeem it earlier.

Prospective investors can subscribe to the offering in US dollars, euros, and pounds.

The minimum investment amount affects the returns that investors can expect.

Since early redemption is prohibited, investors should be ready to hold onto their money for the duration of the investment.

Series A Notes

The interest rate on the first tranche of the notes is fixed at 12% annually; 24% is paid once the term ends.

At least 25,000 pounds, or its equivalent in another currency, must be invested.

When money is withdrawn, interest will be payable on top of the capital.

The earliest date of repayment is two years after the date of investment.

Series B Notes

This offers a fixed annual interest rate of 14%, with 28% due at the conclusion of the term. 100,000 pounds or its currency equivalent is needed.

Pros and cons of Infravest Fixed Income Loan Notes

Noteholders are presented with an opportunity owing to the present demand for data storage.

Since certain assets serve as collateral for the investment, they can sort of give some sense of security.

However, be aware that the Financial Services Compensation Scheme does not safeguard investors’ cash and interest.

While the notes are asset-backed, there is no assurance that investment money will be returned.

Moreover, this creates liquidity risk, which means that your capital repayment may be delayed.

You can lose all your investment, plus any interest payments due, if the issuer goes bankrupt.

Ultimately, investing in loan notes always carries huge risks.
