TAB finds real estate assets with long-term income. A special purpose vehicle (SPV) purchased these properties for TAB’s investors based on their proportional investments.

After purchasing, the property is offered on the TAB Market with a TAB Property card highlighting investment characteristics.

Investors commit 1,000 pounds after reviewing TAB Market offers and obtaining email confirmation. The property is fully funded, and investors must send payments within 24 hours, with TAB verifying receipt.

Investors own the property in trust through the SPV. TAB AM manages the property and provides monthly revenue statements to investors. Annual reconciliations adjust fixed income returns for anticipated rental revenue.

If investors want out after five years and no bidder is available, the property is listed for sale.

ISA-eligible investment products are not available on the TAB Market.

TAB Fees

The tenant is billed by TAB for the property’s monthly rent. Twenty percent of the monthly revenue goes to TAB’s management charge, which pays for the property’s upkeep and administration. The remaining funds are distributed to investors in proportion to the percentage they invested.

There are no annual fees, charges for opening an account, or hidden charges.

Who can invest in TAB Property?

  1. Great summary, thanks for taking the time. Biggest pro as mentioned is that TAB is lowering the barrier to entry on property investment. Biggest con is that TAB is not authorised by the FCA, which means you will not have access to the financial services compensation scheme or financial ombudsman service. Important consideration when deciding on where to invest.
